Terms of service

Two relationships run through Bookeba, and these terms keep them apart: the owner’s subscription with us, and the guest’s booking with the owner. We are the software; the owner is the host.

Provided by Povilas Adomas Brukas, Individual activity certificate No. 1544921, Rasytes g. 30-52, Kaunas 48117, Lithuania (“Bookeba”, “we”). Contact: hello@bookeba.com.

1.Who these terms apply to

Owners (“you”) create an account, list one or more properties and pay a subscription. Guests book a stay through an owner’s Bookeba page. Guests are bound by section 9 and by the cancellation policy; everything else here is between us and the owner.

By creating an account, or by completing a booking, you accept these terms. If you are subscribing on behalf of a company, you confirm you may bind it.

2.What Bookeba is — and is not

Bookeba gives each of your properties a public booking page at bookeba.com/your-link, keeps its availability in step with the calendar links Airbnb and Booking.com provide, and routes guest payments to your own Stripe account.

Bookeba is not a channel manager, a travel agent, a payment institution or a party to any stay. We never take control of your Airbnb or Booking.com listings, never hold guest money, and never set your prices. If you cancel, your listings elsewhere are unaffected; they simply stop receiving updates from us.

3.Your account

  • One account per person or company. Keep your password private; everything done through your account is treated as done by you.
  • You must be at least 18 and legally able to let the property you list.
  • You are responsible for the accuracy of your listing: description, photos, house rules, prices, capacity, and the calendar links you paste. Bookeba cannot check that a calendar link belongs to the property you attached it to.

4.Subscription, trial and payment

  • The fee is US$19 per month for the first property, US$14 per month for each additional property, and US$12 per month for each property from the 5th onwards that is live, plus VAT where applicable. You do not choose a plan size: the subscription follows your listings automatically — publishing a property adds it to the plan, unpublishing or archiving removes it. Drafts are free and unlimited.
  • New accounts get a 14-day free trial. It starts when you publish your first property, not when you sign up; building before that is free. No card is required to start it and nothing is charged during it. To carry on afterwards, add a card before the trial ends; if you do not, the subscription is cancelled and your published properties are paused. The trial is offered once per owner.
  • Billing is monthly in advance through Stripe. When publishing or unpublishing changes what you owe, the difference is prorated onto your next invoice. You can cancel at any time from Billing in your dashboard; cancellation takes effect at the end of the paid period, with no refund for the remainder of that period.
  • If payment fails, Stripe retries. If the subscription ends for any reason, your live listings are paused — the public pages stop taking bookings. Existing reservations, your data and your calendar export links remain intact, and everything resumes when you restart the plan.
  • We may change prices with at least 30 days’ notice by email; the new price applies from your next renewal after that period.

5.Guest payments and Stripe

  • Guests pay you, through a Stripe account you connect and control. You are the merchant of record for every stay: the charge, the receipt, any dispute and any refund are between you, the guest and Stripe. Bookeba does not hold, route or touch that money and takes no commission from it.
  • Your use of Stripe is governed by Stripe’s own agreement with you. Bookeba is a platform under Stripe Connect and may see the status of your account (for example whether payments are enabled) in order to decide whether your pages can sell.
  • A property cannot be published until its owner’s Stripe account can accept charges.

6.Calendar sync: what we promise, and what we can’t

Calendar links (iCal) are a file the platforms publish and read on their own schedule. This is the honest contract:

  • We read your Airbnb and Booking.com calendars about every 20 minutes and close those nights on your Bookeba page.
  • Airbnb and Booking.com read our calendar when they choose — typically within an hour or two, sometimes longer. We cannot make them read it sooner.
  • If one of your calendars stops responding, we keep the last successful copy and pause new bookings for that property rather than guess. We tell you when that happens.
  • If, despite this, a direct booking overlaps a platform reservation, the direct booking is cancelled and the guest refunded in full automatically. The platform reservation is never touched.

You accept that a double booking remains possible inside that window and that Bookeba’s responsibility in that case is limited to the automatic cancellation and refund described above.

7.Your obligations as a host

  • Honour every booking your page accepts, at the price shown, or cancel and refund it through your dashboard.
  • Comply with the law where the property is: registration or licensing of short-term rentals, tourist taxes, safety, and the terms of any platform you also list on.
  • Treat guest data you receive through Bookeba as you would any customer data; see the privacy policy, section 3, for the split of responsibility.
  • Do not list a property you are not entitled to let, misrepresent it, or use Bookeba for anything unlawful.

8.Tax reporting (DAC7)

EU rules oblige platforms that make accommodation rentals possible to report each host’s identity and earnings to the tax authority once a year, even when — as here — the platform takes no commission. We will ask you for the details needed (legal name, address, tax identification number, and for companies the registration number) and report them to the Lithuanian tax authority, which exchanges them with the authority in your country. We cannot let you sell without them.

9.Guests

  • A booking is a contract between the guest and the owner. The owner’s house rules, check-in details and cancellation policy shown on the booking page are part of it.
  • The guest pays the owner through Stripe. Bookeba issues no invoice and holds no money.
  • Guests can cancel through the private link in their confirmation email, subject to the cancellation policy chosen by the owner.
  • Questions about the stay go to the owner, whose contact details are in the confirmation. Questions about the website go to us.

10.Content and intellectual property

Your photos, descriptions and names stay yours. You give us the licence needed to show them on your pages, in embeds you place on other sites, and in booking emails. Bookeba’s software, design and name are ours. Do not scrape, copy or resell the service.

11.Availability of the service

We aim for Bookeba to be available continuously, but do not guarantee it; maintenance, provider outages and faults happen. Because sync fails closed, an outage can pause bookings but cannot open nights that are already taken. We will keep the status of the service visible and tell you about problems that affect your listings.

12.Liability

To the extent the law allows: Bookeba is provided as is; we are not liable for lost bookings, lost profit or indirect loss; and our total liability to you in any twelve-month period is limited to the subscription fees you paid us in that period. Nothing here limits liability that cannot be limited by law, including for fraud or for death or personal injury caused by negligence.

We are not liable for the conduct of guests, for the condition of any property, or for decisions Airbnb, Booking.com or Stripe make about your accounts with them.

13.Ending the relationship

  • You can cancel the subscription at any time (section 4) and request account closure from Help. Closure is processed by hand so that open reservations, refunds and calendar exports can be handled first; booking and payment records are kept as long as accounting law requires.
  • We may suspend or close an account for breach of these terms, for unlawful use, for unpaid fees, or if a payment provider requires it. Where reasonable we will warn you first.

14.Changes, law and disputes

We may update these terms; material changes are announced by email at least 30 days before they apply, and continuing to use Bookeba after that date accepts them. These terms are governed by the law of Lithuania. Disputes go to the courts of Lithuania, without affecting rights consumers have under their own national law. If you are a consumer in the EU you may also use the European Commission’s online dispute resolution platform.
